With some recent experience in Southern Maryland Foreclosures, I thought I would share the experiences. Its funny that I think the foreclosures have been relatively easy considering. So far my purchasers have all been happy with their foreclosure transactions. I think that i went into these transactions as if they were haunted houses, that needed to be town down, in fact it was the opposite. My clients for example purchased a home that is about 50 thousand dollars under market... The house has granite countertops, cherry cabinets and most of the stainless steel appliances were still in the house. This home is beautiful.
The only additional work that I believe that was above and beyond was the bank documents. It seemed like there was a lot more paperwork, but other than that the transactions have been very smooth. It is interesting how the different condition of the different foreclosures in this market. I have seen foreclosures in immaculate condition and foreclosures that are truly scary. I look for the right house for my clients. I have some clients that require a "completed" home. One that need little or no repair. I have other clients that aren't afraid of a "fixer upper" either way there are some great deal out there.
